     We are REAL ESTATE INVESTORS that assist average peope  to invest their hard earned cash or RRSP monies in secure Alberta Real Estate investments. We focus our attention on the Secondary Real Estate Market.

     Your investment is secured as:

  • shareholder loan as a director of a Corporation.
  • Second Mortgage.
  • Lending agreement charged against title of property. example #1, example #2
  • Promissory Note charged against title of property.

Investment Options:   

#1. Purchase a quality multi-family project and hold for 3-5 years or longer. During that time period the project would be refinanced to repay portion or all of shareholder loans. Shareholders would share in monthly cash flows and equity of property on sale.Shareholders do no work, this is an arm chair investment.

#1(a). Purchase a single family residence and participate in the long term equity growth. You may reside on the property or treat as an arm chair inv estment.
#2. Purchase an undervalued property, upgrade, and sell.(Flip) Investors would share in the equity. Short term, one year or less. If you currently have a line of credit registered against Real estate and are paying a prime based interest only payment you can earn 10% or greater on short term loans.
#3. Receive a annual rate of return of 10% or more, funded as a mortgage, best option for RRSP funds.
     The RRSP mortgages are held by either Canadian Western Trust held in Vancouver or Olympia Trust held in Calgary.
     Government regulations permit mortgaging a property to 100% of value but the Trust Companies will only permit 90% Loan to Value maximum.
     New rules require a current accredited appraisal by a certified appraiser(must be completed within 6 months of the deal). 
     We pay the legals plus the set up and first year account maintenance fees. Your RRSP mtg appears in second position on title, and you are also the 2nd loss payout position on the property insurance document.
     The interest only payments are debited monthly to your account. Deferred interest payment options as well which allow for compounding of the outstanding interest. Amortization schedule attached to the mortgage.
     The process is easy to start. Either attending a Canadian Western Trust or Olympia Trust  bank in your area to complete the forms to set up a new RRSP account and to transfer your existing funds to the new account( or complete the forms from mail out).
      Your funds must be cash to transfer so if you are currently holding stocks or mutual funds you would have to liquidate in your current account. 
     Time frame from initial setup to account established and money transferred is  6-8weeks. Once this is complete the mortage registration and transfer of funds is approximately 2-3 weeks.

#4. Purchase an individual unit(condo) from a project and have managed by rental pool for self.
